The Letting Factory offers you three types of Services (see the list below for further information):

Tenant Find

Suitable for experienced Landlords, who are able to deal with any issues that may arise with the property or the tenants. For Landlords who are happy to collect the rent themselves and carry out all maintenance calls.

For Landlords are looking for an Agent who can deal with everything from the initial marketing of their property, to include advertising, viewings, all the relevant paperwork including preparing the Tenancy Agreement and organising an inventory, through to moving your new tenants into the property on the day.

Fully Managed

Once your property has been let, this is where our work begins.

Let us take over the management of your property, from the numerous issues, and the stresses of letting your property.

Today’s tenants can be quite demanding, as they expect maximum value for their rental. They look for ease of contact 24 hours a day and quick repairs to issues.

This is why clients value an agents Management Service. The Agents are at hand to take care of routine and emergency issues rather than the tenant contacting the landlord direct, and take away the day to day stress of renting their property.

We arrange everything from workmen to fix the issues giving you preferential rates, carry out regular inspections to monitor the condition of the property, ensure there are no damages, identify any possible problems in advance whilst keeping you informed and up to date.

Managed Extra

This service is the same as fully managed but includes a Rent Guarantee and Legal Protection policy.

This giving you peace of mind that your rent will be paid and will cover your costs should you need to go to court to get possession back of your property.

Additional Charges

Inventory and Schedule of Condition

This does not include the preparation of a Schedule of Condition for an unfurnished property. A further charge between £80 – £120 + VAT dependant on the size of the property to be paid by the Landlord. If the property is partially or fully furnished or more than four bedrooms, a quote will be provided.

Fully Managed & Managed Extra Service

Set up fee is £285 + VAT per tenancy.

This does not include the preparation of a Schedule of Condition for an unfurnished property.

Fees during a Tenancy

Further charges will apply for any other services outside of our standard contract. A list of these are included in our Landlords Pack and Terms and Conditions.
